Hot and cold water temperature and outlet flushing
A monthly temperature reading is a single point on a curve that a sensor draws continuously. The regulator wants the curve; give it the sensor export.
- Condition that replaces the interval
- Yes. Temperature sensors at sentinel outlets and calorifier flow and return log continuously and alarm when hot drops below 50 C or cold rises above 20 C; flushing of little-used outlets can be automated with timed flush valves.
- Reading that proves it
- Hot water at the outlet above 50 C within one minute, cold below 20 C within two minutes, calorifier flow above 60 C and return above 50 C
- Why the interval stays
- Monthly temperature checks and weekly flushing follow HSG274 and AS/NZS 3666; the risk assessment sets the interval, and continuous sensing with alarms is an accepted way to meet it, but the annual risk assessment review stays.
- Evidence an auditor accepts
- Temperature log per sentinel outlet (sensor export or monthly readings) and the flush log for little-used outlets
- First move
- Name the sentinel outlets in the register and attach the sensor to those, not to a random tap on each floor.
